Commercial Surveys

We undertake a range of pre-acquisition commercial surveys to protect your interests, whether you are purchasing the freehold as a landlord or owner, or acquiring a leasehold interest as a tenant.

If you are acquiring a freehold interest, we can prepare a comprehensive Commercial Building Survey report to highlight any significant defects, ongoing or future maintenance liabilities. Where the property is leased to one or more tenants, we can review leasehold documentation to inform you of the party’s repairing obligations.

If you are taking a commercial lease, we are able to prepare a pre-lease survey report to advise you of the condition of the property so that you are fully informed of any existing disrepair. We are also able to review the party’s obligations including current and potential future lease liabilities. We specialise in the preparation of Schedules of Condition, to limit your ongoing repairing obligations before you enter into a commercial lease. This would help mitigate against potential costs which a landlord may seek to recover as part of a Schedule of Dilapidations.

We regularly provide landlords and tenants with leasehold advice both during and at the end of the lease term. This includes preparation of interim and terminal Schedules of Dilapidations on the landlord’s behalf, or responding to a schedule on the tenant’s behalf.
